I have been told that it can be rolled into a self directed LLC, but I'm not sure if that is accurate info, and frankly I'm such a newbie I don't understand how all of this works.

You would also want to add a roll-up and walk through door to each unit.  

We are sort of a combo of their Listsource and Realquest products rolled into one, though there are a lot of other differences.

We could have this happen multiple times a year too, so looking for something not too complex.This is a pure business decision in my opinion. do you take money off the table and pay taxes vs keep on rolling over the investment using a 1031 exchange. in 2007 we decided to do a 1031 exchange to save taxes, but had to reinvest into a falling economy. in hindsight we could have done better by just paying the taxes.- also dont forget transaction costs. with such a heavy rotation of investments you will pay huge transaction costs in addition to any taxes.

You might want to just collect upfront a finders fee from an investor and let them roll the dice on the lead.Maybe get 500 to 800 for your time.No legal advice given.

Hey @Neil P. you can evict a tenant based upon NJSA 2A:18-61.1(j), which is for "Habitual late payment of rent without just cause" ONLY a month after you officially given them a cease notice.  

If I see a property that I really want to buy I can always take a 2nd out on a property with a lot of equity, or refinance and roll the 2 properties together.
