One thing i have found in extreme plentiful bounty "Getting them to really prove what they say"  you may as well begin spooning down death valley sand, of all the challenges I have set out, never one to pick up the dare and do what I so fervently desire in most all thing  , the battle cry my wife has hated for 34 years-  "PROVE ME WRONG".  

Hi Jason,The problem with Lago Vista is it is very difficult to get back into Austin as it is on the wrong side of the lake (aka Colorado River).

It's a shame that you are not in the Fresno area - I am looking for someone exactly like you to work with for rehabs here in the central valley.  

If you're buying in So cal you probably won't be able to anyway since you'll have to make sure 75% of gross rents are equal or greater to the PITIA of the property and with the way prices are in LA/CA/SD counties it may be near impossible unless if you were in beaumont, apple valley, victor ville, bakersfield, San Bernardino, etc.

You have to look in some of the lower priced homes in such areas as Antelope Valley, in Riverside county, and in San Bernardino county where you can buy homes from $100k to $200k.
