Most people can't do all of these things well right off the bat.If you can become an expert in one helpful area and then partner with an existing operator you will benefit twice - once from your deep knowledge of a certain aspect of the business, and again from working with an operator who as already made the rookie mistakes.

Hello, We bought a property in CA at a trustee sale with an existing senior lien under the previous owner's name.

I purchased a home for $890,000 and the assessed value for the purposes of property taxes was $580,000 for example.Many buy and hold real estate investors in the commercial space with big portfolios even hire attorneys on commission / retainer to get the assessed value of their building lowered as much as possible to save on property taxes. 

I see 2 options for existing tenants if you want it really easy for you:1.

Where will you be when a newb quitclaims a house into an LLC whose never heard of a member and has a non-existent Op Agreement?

Is anyone familiar with an efficient way to determine which properties on the market for sale have no existing mortgages?
