Seconded that you need to make a policy and stick to it.Note; service animals are not pets, in case it comes up down the road for you.

I would use a 20% - 25% monthly reserve of revenues.

It will be rental ready after paint and staging, which I will pay for and my partner will provide the painting and staging services.

@Deven Wolfe It's ok to be under water if  you are buying the property at a huge discount, have plenty of disposable income to pay the shortfall, and have significant reserves for repairs.  

Either the pro desk or customer service can do this for you.

@Phillip Williams If you are looking off island to the US Mainland because you want something that is cash flowing, then you may want to consider working with a full service turnkey company, where they do all the work for you and provide property management. 

Don't forget to keep reserves for maintenance and capital expenditures.

Have you found that you qualify in other ways (income, reserves, credit, etc), and are just not meeting the minimum loan amount?
