The wife got emotional saying we were trying to get out of cleaning, and I told them I was not going to fund their remodel or purchase new carpet aside from any damages I have done.

It's part of our standard remodeling.

It’s rundown so I would do almost a full remodel on it and add a bathroom.

It actually already had a remodeled kitchen with granite countertops, but it also had roof leaks.

The truth of the matter is when you are wholesaling there are a few things you need to consider,1.) each buyers repair estimate is going to be different 2.) some buyers are just going to get the property livable instead of fully remodeling it 3.)

Most of my experience was in residential remodeling. 

This one is 3 bed 1 bath 1500 square feet for $95,000 estimated $15,000 in structural repairs (crack in basement wall) $25,000 to remodel upstairs.

Also, I would love to hear from builders how they transitioned from remodeling to spec homes or development if they have had that experience.
