Im looking to BRRRR the property (minus the Buy part) but I'm having a hard time finding reliable comps to assess my ARV. the property address is 3432 N. 18th Philadelphia 19140.

A reliable maintenance company will cost $2,000 - $5,000 to do the turn I described (a full repaint alone is $1,500 of that). 

I would cancel escrow without price concessions and maybe buy it at a reduced price in the future.Your right Jay every mls listing should have a disclaimer for buyer to verify info deemed reliable,but not guaranteed .

Are there good local resources for reliable cleaners and handy people?  

I think  that if there is base board heat that it would potentially be too high of energy cost for tenants to pay and retain.

Reliability and trustworthiness are another matter.

I doubt there are reliable statistics anywhere on this.

Downside of these - batteries die, and not always reliable in very inclement weather.
