I recently received a call from a seller that owns two 6-unit buildings right next door to each other.

I am about to receive about 80 to 100k.

The skinny, my agent (buyer's agent) received an email from the sellers agent stating how she made him look bad she called me to share the information. 

Agent said they received Multiple offers, hire than my offer ( I gave the MLS asking price  CASH-NSA)three weeks later the listing is still active ?

I clearly had a great opportunity to do a 1031 into a great piece of real estate in an excellent location!

The proposal I received was to get a percentage (don't know what that is yet) of each deal that I help their company acquire.

But I do believe that good deals can still be had today.In fact, looking at an email I received from a turnkey provider (who does not appear to have any presence on this site) there back in March of this year, she was selling SFRs in Parma, Parma Heights, Cleveland (44102), South Euclid, and University Heights at the time.

Set a definitive termination date and notify him that if you do not receive confirmation by that date that you will report him to the real estate commission (or whatever authority you have in the state).

I hate to be the bearer of bad news, but if the property has already been sold and you have received the funds yourself, you are no longer eligible for a 1031 exchange.How long ago did you live in the property?
