I see its finally going.. the city mandated improvements were always more than we can pencil and the church owned it and they had some old appraisal showing a value of 2X what was reality so you just have to wait them out. 

The reality is the tenant will cover part of the mortgage and expenses and you will not be living for free. 

Then you come back to reality.

But in reality you could set ALL your properties to have their due date of the 12th...the 9th... whatever date you choose...... the 1st is just the most common.

I could continue to go down this road and eventually get there (I admit, I'm nervous to take the final leap and make an offer, so I keep listening to webcasts), but the reality is I am currently splitting my focus with a full time job in a non-related field.

We use scheduling software that makes it look easy on paper, but in reality, I don't think I have had one go perfect as planned. 

Doesn't help that the official government data is often 3-6 months behind reality. 

Compare their recommendations to reality and see if these sub-markets are supported by data (local median income, crime, poverty levels, rent growth, etc.).Step 4: Develop your investment and return criteria based on the market you will be operating in and your overall investment thesis (deep/mild value-add, stable buy and hold, desired hold period, Cash on Cash return, IRR, etc.). 

It sounds like you might be a year or so away, but if you work at it buying a home is a reality.

It’s a shame but the reality is You should be thankful you didn’t have to pay market rates for so long .
