IF U want 2 go on the safe side...talk 2 the private lenders...U're funding at that point flippers/other investors/re-habbers & they're paying YOU 10-18% 4 the use of Your money...while YOU hold the 1st mortgage against the property they're prepping 2 sell 2 pay You back;It's both an excellent investment (always < 80% Loan to Value{LTV}& the most secure place U could ever put Your $$?

Oh, one little secret, I found a company that offers some FREE real estate investing classes, there I have learned everything from how to work and handle loans, to the process of selling/buying RE properties, all for FREE.

People are re-learning the art of growing efficiently on smaller parcels with nature, not against it.I believe these are the types of farms that generate the most interest for "agri-tourism".

Not to pick on my own profession as an RE Agent but taking the real estate course, which is a great introduction to the subject, will only get you to undertsand how to sell or buy for others...not neccessarily for yourself.And by all means...ask as many questions as people have the interest in answering :wink:

I have been doing some reading on RE investments and have decided on several areas of which I would like to concentrate on in RE investment:1) preforeclosures2) court house auctions3) REOsHowever, I have so far found that preforeclosures were already jumped by others and owners do not want to talk.
