Sure they aren't anywhere near as good as LLCs for the purpose, but I do think they offer some protection.

I do have comps of  the area and own a house 2 houses down from this property, so I know what the property is worth, but most properties aren't water font in the area nor are they this large so it's a little different.

Most CA investors buying out-of-state are buying in markets they aren't familiar with because that's just how the markets play out as far as where is good to buy.

If someone is buying higher then I believe the rate would go up but we feel comfortable with the coverage especially given its 13 different buildings and outside of a tornado they aren't going to burn down at once.This is a rural area so expenses are lower than we're used to but this is based on the past 12 months and based on our research.
