Another solution: give the money to someone you trust with your life, mom, dad, etc......then have them buy the house for you. if you get married and divorced the house wont be in the question and you were just "renting"Did you make her sign a prenup, or do you trust her enough to stick with you?

reason i ask is because with that little a margin between ARV and purchase price, there isn't much you can do in terms of pulling money out.plus, remember, as many rei guys will say, "CASH IS KING".

If you have a good relationship with a realtor, ask them to pull comps for you (or find FREE access to MLS listings on the net and do the sold comps yourself).
