@Brett HennessyOne thing i did and helped me to save some bucks is to lower the liability limit, to 1/3 of original proposed, and buy an umbrella policy that holds my LLC.

Not less than 60days before the expiration of the Term of this Lease, the Landlord shall notify the Tenant of the proposed terms for the renewalLease.

This proposal has further process to become law, but it seems likely that it will pass in some form.

I got the feeling the board may drag their feet on approvals as they hate renters and floated proposals to lower the rentals allowed from 20% to 10% which was rejected.The other issue with HOA's is special assessments.
