Hello , l am just starting to rent a property out to section 8 tenant , what are the things to do to minimize/prevent section 8/regular tenants from messing up the rented property .

This can be fairly straightforward, depending on your agreement and if a partnership return was ever filed, you'll want to report half or your portion of the basis in the property as well as half the sale price minus expenses.

Well, my advice is that if you can't find information or reviews on a person, program or property, then it's probably not a good sign.

The Seller did not want to Seller finance the property.

Do you know why your property isn't renting?

Most lenders will source the funds and will not finance this if you are using it towards the down payment of the property. 

I think I'm still 4-5 months out on closing on my first property so I can get all of my ducks in a row. 

In my area properties are moving if done well.

I also want to build a simple website for the property.

I am not sure how to respond and what will be the next steps.I took over the property about 2.5 years ago.
