It may be more advantageous for him and if they are solid assets he may have no problem with it.If you can get him to carry the notes at a reasonable rate then I say jump on the investments 1st.

I think the best option (based on what you have presented here) is that you should try to refinance this asset and use that money to invest elsewhere.

@Aaron Galat If you have a lot of assets to come after maybe get an LLC, if you're renting with not much for a lawyer to come after then you may be fine w/o one.
