Make all of the terms clear, even detail the late payment/eviction process.

One unit is renting until 10/18 for $700 and the other unit is in the process of getting rented for $950 per month.

My question is I usually make anywhere from $900 to $1500 every two weeks but I want a game plan or even a mentor that can help guide me to my first deal or give me a process I can follow.

I guess going in I just felt like there’s be more to read up on as far as the actual buying process goes, but it sounds like the real work comes in in finding a great deal and doing the actual landlording. 

Lessons learned in that process...1) Expect to get 3 star location ratings when guests specifically comments in their review that you have a "Great location, close to downtown!"
