Without it you won’t get far.Not sure how real estate got the reputation for investing with no money but all investments require money, otherwise it’s just a job

I have spent the last year working two jobs to save money and at the same time improve my credit.

I am in finance(day job)and I dont see this as much of an issue.

As far as screening goes---  make sure you do the 3x income/rent,  job stability is HUGE for us-- income is what's going to pay rent!   

Nice job being conservative on your maint and CAPEX numbers.

This is definitely true if you are planning on leaving your job anytime soon.

Have used him before on smaller jobs on buyer requested repairs. 

Several of my mobiles have different rents that were grandfathered in, so that helps, but several are on the same rent and occasionally someone will forget their printed deposit slip and just go to the bank and hand write one out and not put the unit number on. 

They can only commit to a 10-month lease (which takes us to 5/31, on the school schedule and likely a time of high demand) and will almost certainly leave at that time, as they're looking at jobs outside the area.
