As far as screening goes---  make sure you do the 3x income/rent,  job stability is HUGE for us-- income is what's going to pay rent!

Several of my mobiles have different rents that were grandfathered in, so that helps, but several are on the same rent and occasionally someone will forget their printed deposit slip and just go to the bank and hand write one out and not put the unit number on.

They can only commit to a 10-month lease (which takes us to 5/31, on the school schedule and likely a time of high demand) and will almost certainly leave at that time, as they're looking at jobs outside the area.
