If there are any licensed salespeople in NY & could shoot me a PM, I have a couple of questions about the 75 hour course & application for that.I look forward to getting to meet the BP community - from what I've read so far it seems like everyone is so willing to help each other & answer questions...and that's something I want to become a part of.I recently left my old position as loss prevention at a large retail chain and wanted to use real estate to build a career, and then eventually a solid portfolio.

Generally though, I break it down into the "five pillars" of protecting your assets.The first pillar is avoiding unnecessary and risky activities (don't drink and drive, insurance generally won’t cover your poor decisions) and take good care of your investments(maintain your property, etc) - these simple steps will help you prevent lawsuits before they even occur.

I know some would say that it is the servicer's responsiblity to carry liability coverage, but that will certainly not prevent a suit from being filed against my LLC.I have some questions and would appreciate your feedback:What type of insurance do you carry to help mitigate these risks and who is your insurer?

I can't comment on the legal aspect ( though I doubt it is legal) given I am not a lawyer, but it is dirty and I think it will cause unnecessary tenant turnover.
