Now I have no mortgage and a line of credit on my home that I can use for other investments.I couldn't have predicted all this when I made my initial "investment" in the house; a lot of this scenario played out because of the housing crash.

That is, what we want to know is whether they will pay rent (and be respectful tenants) not so much whether they will pay off a car loan or credit card every month (though that is always preferable)...The credit profiles are data driven and can be predictive of rent paying, but remember while it is great if people pay their consumer, student, and other debt, we want to know if they will pay the rent (so probe rental history closer).
