People invest in specific markets and they do their best deals when they know the specific market.It does not matter what is taking place nationally when you are checking 100 properties in a specific market.It does not matter what is happening nationally when you do a deal with 30% equity and positive cash flow using the 2% rule.National information is great for headlines in newspapers and for shooting the breeze discussions.

It has small prongs protruding from a short flat section in the middle, which you place against the side of the window frame, the two curved "wings" will be facing the movable window, and when you compress the wings in order to let the window down, the tension will hold the window in any position.

Hey all,Im from Montreal, Canada so your local market might or might not reflect the reality i see here, but ive been noticing a trend while searching for rental property: it looks like the further away u get from a large city (up to a certain distance) the more positive cash flowing opportunities there are!

In effect the LLC can easily die and the lender has little to show for its position if the property is not enough to protect the lender.So, why would you expect a lender not to see the LLC as a higher risk?

I now understand the meaning of paying several thousand dollars for a loan and associated fees vs. trying to save that capital and being in a position not favorable when considering the IRS.
