So I would suggest getting involved with local real estate Meetup groups and real estate clubs for networking, maybe obtain a real estate license in your area and keep using Bigger Pockets for resources.

That's what I used to buy my three unit house hack, had never heard of it until the originator suggested it and glad I went that way. 

They may be fine now, but in the summer the heat gets through the first layer of shingles and the second layer will eventually curl, causing flat pockets of water to form that will eventually leak down through and destroy the sheathing and the rafters/drywall underneath.

What happens if the new person moves in but decides to leave in three months?

You can as long as the contract does not specifically disallow it,  but it would be unusual for there to be enough meat on the bone in today's market for three levels of investors.

Yesterday, a house even closer to mine but at only 5,004 sq ft listed for $1,700,000.  2 of those three homes are on my street (the most prominent/prestigious street in my city) and the other was on a side street just off from it.
