@Jeff RogersIt really depends on what you are doing while living in the property.If you are making payments for minor repairs, it likely won't do much when you convert it to a rental.However, if you are installing a new roof, water heater, flooring, they may have an impact when you convert it to a rental.

Buy a 1-4 unit home with FHA residential loan in my name.If having the commercial loan in the LLC's name instead of mine gives me a better credit score (since I heard the LLC does not impact your personal credit score), I'm wondering if that means I can qualify for more on my FHA residential loan in my name than I would if the commercial loan was in my name.

Interesting math problem.You may need to normalize the appreciation in any area vs others, because the biggest factor for appreciation is going to be related to the printing of money in Washington DC.It appears to me you are missing the most important variables related to supply and demand:Jobs within X milesPopulation growthHousing startsI could see how a flood zone could impact appreciation, but race seems an odd factor to include over supply / demand drivers.
