I just like the idea of keeping a lot of options open in case it does make sense to sell in the near future.Thanks @Greg Moss - It is definitely hard to find good deals in this area but I think it can certainly be done if you are patient; I am personally just not a fan of the B/C neighborhoods and feel like there is more risk there.

I meet too many people who jumped in unknowingly and started working with predatory investment groups and it takes time, money, and patients to turn a portfolio around.

Mine are 1 bedroom apartments, they rent for $450/mo, $500 if I'm patient.

My advice would be to be patient and research.  

Park, East or University Ave's, Brighton - some awesome opportunities for people who are realistic and patient.  

Just be patient and work your butt off to find something that you can get your hands on before it goes to market.

Rest depends on analyzing, being patient to find the right property, and knowing what you are buying.
