These people have more stable income, don't need government assistance to pay rent (Section 8 vouchers seem like free government money to investors but there are pleeenty of strings attached), and are more likely to stay longer if you keep your property maintained (or have a good PM).

@Jonathan M PetersLLC is just a way of protecting your self so if something happens on or with the property it is not attached to you as a person so you can’t be sued for your personal assets it goes to the LLC company it can be sued and all assets be confiscated but you will not loose your personal assets that is not tied to your LLC

I just got copies of the paperwork: a small state income tax lien and a civil judgment against one of the two owners that attached to the property for an amount significantly higher than the value of the property "as is."

Search them by email and phone number on Facebook/Instagram (some people have dual accounts attached to each).If they have a position that would require a work email you can run their name and company website through a tool such as hunter.io or voilanorbert.com and for a very small fee you can ping their servers to see if they have company email address.Simplest screening step was already mentioned... rent to income ratio.

A solution to this would be to not have any spigots outside, or attach an addendum that states if they exceed a monthly average of $90, it will be back billed to them.The rent I was charging each month has these costs built in.
