That being said, I ultimately had to take a 15K price drop on the house and finally got a solid offer from a young buyer.

I was prepared to offer $15,000-$$20,000 to buy it outright. 

I found this great deal that offers around 30% COC return.

They offered it as a partnership.

In my area , inventory is still low and people are offering over asking , without an apprasial contingency .If you are happy with the deal and you can make the numbers work , go for it .
