And roughly a few weeks after moving, still unpacking we noticed some serious grading taking place on the other side of our fence.After doing some research with the help of our realtor we ended calling the department of public works to enquire about the construction and they confirmed that there was no permit for grading or construction and that there hasn’t been any in the past 15 years.

Hello Kathiuka, the deal looks good, however, I did notice that you had an estimated of 1 month for renovation at 30,000. renovation usually takes longer to finish, around 3-6 to finish a renovation.

@Corey McNabb, I've noticed the same thing (I'm in Forsyth County) there isn't a ton of multi-family comparated to SFRs and a lot of it doesn't ever seem to hit the MLS and other online resources.The only thing I've seen pop up here in the last year or so was a duplex in Cumming that popped up on Craigslist and a quadraplex on MLS.
