Cash flow doesn't include non-cash transactions such as depreciation and amortization.Using $15k as a downpayment on a new property wouldn't be an expense for tax purposes.Your closing statement could be scrubbed for more favorable tax treatments (than 27.5/39 year depreciation), but the bulk will be capitalized.As Ashish mentioned, there are strategies to reduce taxable income, but what you're proposing won't.

They complain about everything renovation on going next door, they got a splinter in their foot on the wood deck, complained about a brick wall I pointed up the whole wall they complain about the dust, they saw a bug (1) but I can only spray outside no chemicals allowed inside, drywall is not sealed to the brick, it goes on and on.Account Closed What is an Alligator?

Do not hold the unit for anybody...... if they want it that bad they are going to have to sign the lease, pay the deposit, first month rent etc etc etc, and just have to suck it up having 2 places rented at the same timeOnly other option, is a non-refundable deposit of one months rent.... so when they bail at the last minute, you aren't out that months rent.....Otherwise....no way...... why would you want to lose $$ to hold it for someone that has zero commitment to actually following up on their end of the deal?

They fix my HVAC equipment unless it is completely shot which is rare.You need people you can trust and not mess around with having to get multiple quotes.They can get to my repairs in 24 hours so I haven't needed to put someone up in a hotel.I do have some fans that I lend out if needed.You could also buy a window or portable unit to loan out if needed.My lease says AC in a non emergent repair.
