I'd invest in yourself first and figure out what you can do to knockdown current living expenses....then looking at growing that savings ....and then getting some thing out of state.Boring answer that will probably be slow but at least if things go south you're not up at night figuring out how to pay it.

I was listening to the podcast last night (Show 92 - No (and Low) Money Down Real Estate Investing with Brandon Turner), and in it Josh and Brandon discussed creating separate LLCs for each property partnership grouping that Brandon has with his partners like his wife, his father, and so on and so forth.

Every day 1,000 people wake up and decide to be wholesalers. 80% of those people quit within the first year because they dont really know what they are doing and they find out the hard way that wholesaling is a lot more difficult (and costly) than the late night gurus and the Max Maxwells would have you believe.

At this point, a new tenant has already signed a lease to move into the room where the previous tenants lived  The new tenant spent one night in the room, but has been staying with a friend while I get the flea issue addressed  On June 6, I had professional exterminators come and treat the place.

Last night was the meeting for June. 

He checked it out and said everything is good.When I spoke with the tenant she said that it had started working a little bit the night before.Last night I got a message from her. 

I operate an AirBnb/VRBO "long term" (29 nights or more) because Fort Collins put in rules regarding "short term" rentals in the last 18 months.

There're plenty of other people who will take free labor day or night.
