For example if home price average in the neighborhood goes for $200 do you just pay $200 and just try give less down payment or do still try subtract 10% to the $200 which is $180k and try to give a less down payment?

We're up here looking at neighborhoods almost weekly.I have 1 property that we're considering making an offer on, it's now almost 180 DoM, fits most of our criteria, saw some potential "gotchas" that would make it less attractive for non owner occupant investors, so not sure what I'm missing and why other's haven't tried to grab it yet.

Meaning if homes in a neighborhood sell for 300 to 325, all things being equal between two homes, the one with solar panels would sell closer to 325 and then without would so closer to 300.
