@Will Rodgers if roof only has 3-5 yrs left any good home inspector will tell you it is at the end of its life and needs to be replaced good luck to you

Conventional will require at least 1 yrs returns as a SE borrower (with qualifying income), as you already know, but even without a return, you will need to provide that info through bank statements, asset depletion schedule, CPA produced income statement...something.

Additionally, I will be working at Camp Pendleton so commute is a restriction.I looked into FHA options however with limited down payments and short potential time on station in SD (2 yrs) I just cant see the math working as I would end up very cash flow negative.I am currently searching for a duplex with VA financing in the $700-750K range.
