Wish Mr Brandon Turner could chime in because it was his video about not needing an LLC got me confused. 

A camera/video covering the public sidewalk, public street or common driveway is a no nevermind.  

If you are having a hard time finding people think about creating a video walk through or lowering the rent to attract more potential tenants.

Being a bit risk averse, I did want to build myself a bit of a financial cushion before jumping in and I recently achieved that goal.I am new to Bigger Pockets and have very much enjoyed listening to the BP podcasts, watching videos from various sources, reading real estate related content, and I have also attended my first local REIA group meeting (San Diego Creative Investors Association, SDCIA).

I've listened to countless podcasts and am now watching their videos. 

Take a video walk through of the house and narrate it as you go, pointing out any and all damage and wear no matter how small,   Take lots of pictures too, especially of any damage you do find (turn the date stamp on for the pictures if you can).
