. - what will you do, if one year after you sold your flip, you are getting sued by the buyer because of some defect or issue, real or imagined, known to you or created by a sub/contractor, or fraud (like, because you made the mistake to advertise your flip for sale with "everything new" and the buyer discovered you didn't change the entire plumbing) and the judge freezes all your bank accounts till things get sorted out?

Advertising, housekeeping, wages, etc.When payments to homeowners are disbursed each month, they are net of  expenses that the management company incurred on their behalf during the previous month.

However I would not advertise it as an amenity in a rental because at least where I live the signal is not always perfect on some channels, and you don't want to be called out to fix something that cannot be fixed or will fix itself by the time you get out there. 

@Ryan LaurettaI agree with @Taylor L. and I feel the best investments and syndicators are the ones that do not formally advertise.

Take your time and learn the material.

I spoke to a few termite inspectors and was told that properties should be fumigated once every 7-10 years, and up to 15 years if treated with material that remains and reduces termite infestation in the years after fumigation.

I recommend setting up keyword alerts for each area as they are discussed in the forums daily with advertisements posted in the BiggerPockets marketplace hourly.One thing to note when looking at the individual markets, you can make or lose money in any market.
