Garbage service, once again, I require the tenant to pay this and make it mandatory, you don't want to pull up to a home and see the back porch filled with trash due to cheap tenants.

Vacancy, property management, maintenence/repairs, cap ex, and any neighborhood association fees are the main ones I'm thinking of.

I think your choice to go with hardwood through the whole main floor (because it's a half bath only, I probably would have gone with the hardwood in the powder room too - although a high gloss porcelain could be very luxe too).
