Go to your local REIA meeting, make local connections, and use that $11k as your down payment on your first property.

I have done general searches for the surrounding cities before, but I am relatively new to the area (as opposed to me having lived in the DFW area for over 2 decades and having particular areas I plan on investing in).

At lease with a Co-Opp there are programs for local, state, federal, grants (several are being pursued).

Seems like manufacturing, tech, and healthcare are the big employers in the area and a quick search of Greenville proper seems like there are a lot of properties for rent (although I could be misjudging what "a lot" looks like).For anyone investing in the greater Greenville area, what is working?
