Depending on what you're doing with the lawn as a landscaper, I will say it is much easier if "we" come in at the very end (last) if at all possible just so that we are not in the way of other contractors and they and their vehicles are not in our way things go much smoother.

Flipping vs New Builds

on our mid range product the cost difference is not much about 100 a foot.. with builder grade stainless and slab granite custom cabnets higher end laminate hardiplank and comp roof front yard only land scape and fenced.on the 2 mil one we are doing that is coming in at 230 a foot... we try to make 15% of gross as a net profit so 430k nets us about 60k... now we put the equity up in the dirt up front then we bring in no more cash to build and we have interest reserves in the construction loans which our banks allow.. so no monthly vig either.. which is nice.. so as long as we can cycle a house in 9 months no payments.now when we do better we might make 20 or 25% of gross rarely more though.. too competitive for lots.. only way you would do better is if you had just a smoking deal on the dirt.
