Get your DTI down by pulling cash out of an investment and paying taxes OR paying more for a bridge loan.

With the scenario you explained above, I feel there would be some awkwardness in the relationship if you invested $10k and months later made $40k on their home.

On the opposite end I see investment properties that have a different owner every other year, like 3 owners in 6 years or 5 owners in 10 years.
