You need a specialist attorney that only does commercial real estate and eat, lives, and breathes it day in and day out.Just like I do nothing but commercial real estate my level of underwriting a specific niche of real estate is much deeper than a general practitioner.We have a project in Austin with a client of mine that is close to the 30 million plus range.An 8 cap will depend on various metrics with are the leases at or below current market?

It weeds out the tire kickers and the people who just want to see the property out of curiosity, without even the intention of noticing whether or not it has tires.  

Though I have no intention of selling the property in under 10 years, what are the odds I could sell it at market value?

I even did a presentation to my broker (helped by Associate Broker @Karl Krentzel), presenting an example transaction showing proper disclosures & revealing my intentions to profit in the contract, and even doing a cma showing the seller their home value before negotiations.

If they found out you never had an intent to live in the property, but took out an owner-occupied loan, you have committed mortgage fraud.

I think there will be some things along the way that you may not particularly like but as long as you remind yourself that these are temporary steps along the way to bigger and better things, you'll maintain your motivation and perspective.Ten rentals is aggressive but that was also my intention.
