It will need to go through variance but the unit size is small enough that I would not need stamps on the initial submission.I'm looking to add ~1000 sqft (new unit) onto an existing 2 family. 

I know when I approach investors I need to bring something to them for the now like a hot lead, because let's say I want to do a cold calling campaign for them or do some lead generation or even build them a website, they don't really hire those services because they have been doing good just by simply putting a couple bandit signs or just of word of mouth references.

Real estate investing isn't something i'm doing as a serious form of income generation right now, but I'll be slowly growing my portfolio as we travel around.  

My goal is to initially manage the property myself and want to make sure I have as much protection in place as possible.

I initially put 30k into the house to try and remoIdel it, but with contractor issues the cost just became to much.

So, this friend hired a lawyer for 5k ( at least initial payment) and the lawyer started all the legal process.

LLCs were initially created to provide small businesses with the ability to protect personal assets.  

Some issues we are pondering:  How much to set the initial bid?
