Then find something you are willing to live in (you may have to look beyond your area and quality of neighborhood) that will still cover all your expenses and don't buy until you do.  

The term "Lead" excludes any Opt-Out's and in general is someone I have spoken with and either set up an appointment or deemed worth putting on a follow-up sequence.I now have enough quality data for the KPI's to start to mean something however I have no idea what is "normal".

If it's a less desirable area, you would get a lower rent amount and (typically) a lesser quality tenant.

From what I've seen; these days only really low quality tenants would smoke indoors.

I think I made a mistake in tenant screening, but can get better quality tenants in the property. 

They are brokering real estate so make them PROVIDE good quality information like you could get from a licensed broker.

Quality workmanship fairly good price seeing how everything is new and finished.

I haven't been to any of them yet, so can't comment on content or quality.

Speak to a few as the pricing and quality of service vary greatly in this industry.
