I'm assuming you are hiring a builder which is why I put that in the price. if you are general contracting it yourself you could hire an owners rep for maybe a flat 20k and drive the cost down by 50k and get it just to a lucky two bedroom, 1 bath per side.

So I totally understand how to add value to a rundown property by doing the work myself -- it's good old-fashioned sweat equity (more properly termed "trading time for money.")What I don't understand is how it works to add value (at least profitably) by hiring it out.

Something to keep in mind is all of these entities must submit a report to FinCen by the end of this year disclosing their Beneficial Ownership Information which includes the personal identifiers of the person behind the entity.
