If you can't get to a property on the other side of the country on a regular basis to ensure that your manager is doing his job, then you shouldn't be investing there.BTW - Your travel to visit those properties and check up is going to also eat into your profits.

In these turnkey operations, the company doing the work almost always makes all the money (as it should be).To answer your question directly, buying cash flow by putting more money into the deal doesn't change the quality of the deal.If you can actually sell this property at a profit or even break-even, I would do so.

Larry, That would be one method, but would depend on the lender.If the property has not yet been purchased, you could buy it using an LLC, get the commercial loan in the name of the LLC and then transfer the ownership of the LLC, but this would also depend on the specific lender.The best option I see in this situation is to use the land trust.If you do not care about the new buyer knowing what your profit is, why not simply assign the contract to him/her for yoiur spread, and forget about the LLC and land trust?

I am now offering them for sale, at small profit for myself and to move them in this difficult market..I have listed them at about 40% - 50% below similiar lots in the community ( ranges from $25k - 65k).
