I lost my potential profits in these deals, but I was once again reminded how my team is critical in the future of my career in this business. 

Cleared out, would these characteristics necessarily ward off potential renters?

I might be wrong though and that would be why I am potentially confused.

However, I am definitely open to flipping buy and hold properties to potential investors. 

I’m a relatively new investor and looking to the BP community (which is great) to help me navigate my most recent lesson and potential actions.Let me explain.Just over a month ago I bought my second rental property, a duplex in a nice part of town.The property lacked general maintenance and was one of the reason’s I was interested in the property in hopes to force some equity.

What I'd imagine you'd be looking for is something that has some potential value.

While I'm in a similar situation with it being a foreclosure that has some minor upgrade potential, I'm not in love with the house and starting to regret tying up a lot of cash in it.

Potential income would put me at ~$-900 negative cash flow.  

Recently, I’ve started to view my 15-mile training runs through nearby neighborhoods as a sort of prospecting method —a foot tour of sorts— helping me determine neighborhoods I might be interested in investing in.My goal with Bigger Pockets is simple — I hope to learn from other investors within the community, leverage the tools and resources to improve my ability analyze potential deals (to help my 40-something-year-old-self gain the confidence to do what my 20 something-year-old-self knew was possible long ago) and contribute to the community where I can with the experience I have.  

I am in discussions with a potential seller.
