Sometimes when I have to choose between applicants, I do have doubts because we are humans.

Because of them I haven't posted an address in a for rent ad in 5 years; just cross streets.If a real potential applicant wants the address (easily figured out by a reasonable human) they can ask via anonymous CL email while replying with the answers to my direct questions I ask at the bottom of every ad. 

And it's human nature to slack off more when working with someone who has a close relationship as they spend more time with those they must "earn" business from, they can easily feel like you will always be working with them so it's okay to have you on the back burner today.Keep it a business relationship, most will call you friend, just remember they have alot of friends!

Tracing anything back to a human person becomes very time and resource consuming.

Once you've decided what strategy you want to do and read up as much as humanly possible and feel comfortable moving forward then use that 2k for marketing purposes and get crackin that whip.

,Ideally, you want your entities structured such that they are owned by each other and a revocable trust. not by any human person.
