The big players definitely BRRRR...they just do it on a 250 unit community and have professional management handle it rather than doing it on 250 individual homes.

These together will probably greatly reduce your cash flow.Also it does not look like you used Commercial Financing.  20% Down payment and 30 year amortization is for Residential loans.  5 plus units are commercial properties and require commercial or portfolio loans.

As it stands now each item you have to add into the calculation is going to directly reduce your cash flow, so depending on how high those are will really impact the desirability of the deal.

Furthermore if it zeros out your tax bill it'll carry forward and reduce your taxes for next year.
