They've spent the past couple weeks trying to convince me to let them pay to put a fence in the backyard so they can purchase and install an above ground pool, so I'm feeling pretty good that they have the money to pay rent this month!

key=OVoxNVhwZnZRRlNyM1JJNFhIRThEWFJsMjI1eHVBI made some notes from the walk through:Curb appeal: House- yard work, shutters, repair driveway cracks, small porch for side entrance, some brick sealing / cleaning up wiring, new gutters, new flashing, 2 window (dual pain) replacement, door refinish, some trim replacement, some roof repair.Garages & Shed - Check code for add on shed (add on is nicer), foundation sunk and cracked in 2 spots, check electrical, new garage doors, new shingles on garage, some roof wood repair, Demo Shed and have firepit/patio on slab.Inside Home:Overall- Electrical (multiple types of outlets, grounded/not grounded), Plumbing (Galvanized rusting in most of house), Possible mold remediation, Roof (Seems ok, maybe new by some windows and seal some areas), How is furnace and where was air conditioning.

I believe that anyone can invest out of state, it just depends on how much you are willing to communicate and build relationships with the people who will be your "boots on the ground".

With so much uncertainly, I would stay away from doing ground up construction projects until you are certain you can lock in certain prices for materials.

One of the main reasons people come out there is for the outdoor desert experience.For one of our properties, we literally just dug a hole in the ground in the backyard (actually, the construction workers had dug it and used it as a firepit).
