Have you considered small multi-family opportunities? 

I currently live in California but I own 3 single family homes and a 6 plex all in Maryland …all of these were purchased between 1-4 years ago.

I am in Texas and it is a single family residence

Also, we’re certainly outgrowing our duplex unit as we’re a growing family so finding something larger to move into wouldnt be too bad.

You could either buy a single family home and rent out rooms OR buy a multifamily property and rent out units.

Its a 2 family home in a rough neighborhood, one side vacant and the other is occupied.I have an okay relationship with the existing tenant but it has been a constant struggle with late rent, her keeping the property a mess, and her unit is disgusting, etc. 

For reference, my tours of a single family home usually encompass 200-300 photos. 

So long story short I purchased a 2 family in nyc in 2015 I owe 399 on it mortage is 2800 p/m but I bought it with fha loan so I am paying PMI.
