It won't be a large return at first, but the knowledge gained may be worth it in the long run.

In a partnership I'm involved in where I brought the deal and will be handling day to day decision making and managing the original renovation we are splitting things 65-35 so the partner bringing the funds will make around a 15% coc return annually.

Decent returns, but it seems things are slowing down a bit for the winter. 

Overall it brought in a net annualized return of $4284 a month or $51,409 net annual (after management, vacancy, wear/tear repairs and cleaning fees).

Some people want strictly hands-off and are fine with less return in exchange for doing nothing.

Don't quote me on this, but I'm pretty sure they are just showing a hypothetical financing situation to prove out their cash-on-cash return percent.

So far I have been unlucky with the few prior brokers I worked with.Either they have no clue how to deal with rentals and LLC or they never follow up on requests and I have to chase them down for weeks before getting any  return call.I am looking for a broker who could take care of all my insurance needs for my home, LLCs with rentals, condos, commercial and personal liability, etc...

At their current rent it is nearly flat ($250/mo) for COC return (after reserves).

Wholesaling will demand your time and give you fantastic returns on it.
