This wasn't a home run for us, but a solid base hit with a product we were very proud of at the end of the day.

Transferring your low, fixed rate loan onto an adjustable rate loan product helps the lender.  

This is often times the first level of upgrade we tackle on older properties, especially if they don't need a lot of TLC, and we find probably 90% of all of the products on Amazon.

I settled on Porter because it seemed a decent compromise and I do 90% of my work on the go, it had 100% of the product’s feature set in their mobile app, and I only really needed a channel manager for AirBnB, HomeAway, and Booking.com (without feeling like they were nickel and dining me for each new channel I added).   

Ultimately it is an appraiser you need to sell, not me or your LO, and as always with sales good products are easier to sell. 

@David Camacho@Mike Nuss and the RareBird team put out a product second to none.

They are niche lenders that have products for the RE Investor.1, 3, 6-month seasoning.

A quality product that is a good value. 

Talking to a more local lender that can do that would be the best bet though since it is not a standard loan product, I believe. 

Is it the best use of your time to find, order and deliver materials, or would you be more productive letting the pro do what he does, and you spend the time finding your next deal!?
