So right now I'm going for Petroleum engineering due to the fact that I work for an oil and gas company and I have a bright future with the company I work for that being said I'm purchasing my first rental property this month and will be doing the BRRR'd and if it works out for me should I start thinking about changing my major into more of a business degree or finance or maybe even real estate to have a better understanding of what realtors really think.

If you go to one gas station today...then another in 2 days...and then another gas station next week....well, gas prices may be totally different.  

The least expensive normal gas water heater I see on Home Depot's web site is $430 or so, and is a tiny 29 gallon unit.    

Nice tax rate (yes ain't bad for TX) unless you are on septic, no gas and lousy schools.

Some gas, oil and propane providers actually own the tanks in yards.

The tenants are currently having issues with their old Caloric combo gas range/heater.
