I spent the next 16 months trying to find more deals to cash flow via buy and hold or BRRRR and couldn't do that as interest rates started to rise.

The most important thing to consider would be that if you're using your HELOC for down payment / renovation costs and holding costs, then the refinance MUST get you all of your cash back to pay the HELOC back to 0.

When you know where to look for these properties and how to source a buyer for almost any deal, it becomes kind of a fun game. 

Things like structure, S Corp ownership versus private, LLC versus S Corp, what’s best for flip versus long term hold, structuring purchases for max depreciation, cost segregation, and things like these. 

I've set up a TX series LLC as a holding company that holds the rental properties.
