Slowly but surely and bouncing around from jobs, I ended up picking up a security job and studied over night.I attempted several business ideas, a nutritional supplement company, day trading, etc.

National tenants don’t care how cheap the rent is; they care about being in the best location in a given market and trade area.

Anyone here trade commercial paper? 

You give up all of the economies of scale that MF housing has and trade them for multiple failure points (multiple roofs, HVAC units, septics, etc) and space them far apart so they're harder to manage. 

I am familiar with the trade but do not know everything to code and need some guidance.

The general contractor is responsible for permit compliance for every trade, trade coordination, work flow and performance and material handling.  

I do understand that there seems to be a trade off between the high cash flow bad neighborhoods and appreciation. 

On the services side, margins led the way, with final demand trade services (margins to wholesalers and retailers) rising 0.8%, and final demand services less trade, transportation, and warehousing (think hospitals, financial services, and lodging) increasing 0.4%.

If I also do day-trading (stocks) in a personal account on the side, can I report my profits from day-trading as "income" to pad my side "jobs", since that would net >>$500/year? 

I am looking to learn a new trade while I am working on my investing business.
